What is a Kyo-machiya?

Machiya are traditional wooden townhouses built before 1950, typically found in Kyoto. Kyomachiya, a specific type of machiya unique to Kyoto, have a narrow frontage and are long in the back, a design often referred to as "unagi no nedoko" or "beds of eels." This architectural style was developed to make efficient use of limited street frontage, while providing ample living space extending deep into the property.
Rinn Premium townhouses are designed to make the most of these unique features, preserving the traditional aesthetics and functionality of Kyomachiya. All of Rinn Premium’s machiya accommodations meet the qualifications of traditional Kyoto machiya standards and have obtained the Kyo-machiya Profile certification, ensuring an authentic experience.​

The comfort of renovated spaces can be enjoyed alongside the original charm of traditional Kyoto machiya, featuring exposed beams, rugged pillars that have been preserved through generations.​

Instead of merely constructing new buildings in a machiya style, Rinn Premium has authentically renovated original Kyoto machiya. This allows guests to experience Kyoto's culture and history within these accommodations. Additionally, this project holds social significance as it aims to preserve Kyoto's traditional machiya, which are increasingly being demolished.​

A Step-by-Step Guide to Staying at Rinn Premium’s Kyomachiya: From Reservation to Check-Out​
Whether you reserve through a travel site or directly from our official website, the check-in to check-out process is the same. Please refer to the following information as a guide for making your reservation.​

Please make your reservation either through the reservation form on our website or by searching for "Rinn Premium" on your preferred travel booking site. Simply select your desired accommodation, dates, and number of guests.​

We offer eight unique Rinn Premium accommodations in total. If you need recommendations or have any questions, please feel free to contact us through our website.​

Before heading to the private townhouse you have reserved, please complete the check-in process. Since all of our townhouses are private rentals designed for complete privacy, there is no on-site staff. Therefore, you will need to check in at a separate reception facility.​

We offer luggage storage at the reception. ​

We can deliver your luggage directly from the reception facility to your accommodation. The cost is 500 yen per item, inclusive of tax.
*Please note that you can enter the accommodation only after the designated entry time. Your luggage will be delivered by that time.​

Entering the accommodation with a key card grants exclusive access to the entire Machiya, providing the freedom to use it like a vacation rental or personal home.​

At Rinn Premium, all accommodations feature exteriors that seamlessly blend with Kyoto's streetscape, offering an authentic experience akin to living as a local. While the exteriors maintain their historic charm, the interiors welcome guests with modern renovations. The traditional long and narrow layout, along with the exposed beams of the Machiya, have been preserved to provide a comfortable and memorable stay.​

Bedding

Japanese futons are available at all of our accommodations. Some machiya also offer beds (such as two semi-double beds). If you have specific requests, such as wanting futons prepared on the first floor or needing bedrooms divided into pairs, you can contact us through our website. We are happy to accommodate your needs and recommend the appropriate accommodation for you.​

Bath

How about enjoying a bath where you can appreciate the view of a traditional machiya garden and the soothing scent of cypress wood? Some of our accommodations offer this unique experience.​
Alternatively, at Rinn Premium Nijo-jo Kita, we provide fully glass-walled baths. If you prefer a bath with a sense of openness, we highly recommend choosing Rinn Premium Nijo-jo Kita.​

Kitchenette

Within some of our accommodations, you'll find a microwave, refrigerator, various dishes, and an IH (induction heating) stove. One suggestion is to visit Kyoto’s "Nishiki Market" to pick up local ingredients and bring them back to prepare your own meals. Please note that amenities may vary by accommodation, so feel free to contact us if you have specific requests or questions. We also offer rental items such as pots and rice cookers (limited quantities available)!​

At Rinn Premium, we offer optional dinner and breakfast services, delivered by the esteemed caterer Izusen. Enjoy our exquisite Kaiseki dinner starting at 8,600 yen per person, or indulge in our Shojin Ryori Buddhist breakfast for 3,200 yen per person. Both meals provide an authentic taste of Kyoto's culinary delights. For breakfast, we also offer a special bento box option for children. Please note that the menu may vary depending on the season. If you have any allergies, please let us know.​

Cleaning *option

Rinn Premium supports SDGs.
We operate townhouses in consideration of sustainable community development and the environment. Room cleanings during your stay are not included in our services.
* We will collect trash and change bedsheets and towels if you stay for more than 4 nights. This simple cleaning is for free of charge. Our staff will visit the accommodation between 10:00 and 16:00 on the specified date. After the 4th night, we will provide this service every 3 nights.
If you wish to have regular cleaning other than the simple cleaning, please give us a request in advance. Cost for cleaning the room is 8,800 yen per one time.

  • Simple cleaning includes changing towels and linens and collecting trash.
  • Cleaning is between 10:00 am and 4:00 pm.
  • We will provide you with the scheduled cleaning date and time at your check-in.
  • Simple cleaning is once for 4 nights or more, twice for 7 nights or more, and three times for 10 nights or more.(One simple cleaning will be added for every 3 nights.)

Upon check-out, simply return your key card to the designated location within the facility (details will be provided during check-in). There is no need to revisit the reception. However, if you would like to store your luggage, please feel free to visit the reception facility. We will gladly hold your belongings for free on your check-out day.​

Please note that reservations made through our website are not instantaneous. We will require some email communication to finalize your reservation, but this allows us to better accommodate your preferences and needs.​

Feel free to let us know any specific requests you may have. Whether you need separate bedrooms, futons on the ground floor, two key cards, or even recommendations for places you'd like to visit, we will do our best to fulfill your requests!​
